Why the eaves is the perfect breeding ground for damp and mould
At the root of most damp and mould problems is a small – yet disproportionately important – area known as the eaves junction, where the roof and wall meet. This tight, hard-to-reach space is notoriously difficult to insulate properly and typically, installers would simply stuff mineral or glass wool into the gap.
But this method blocks the vital ventilation path, trapping moisture-laden air and causing it to condense. And condensation leads to – you guessed it – damp. Once damp sets in, that creates the perfect environment for mould to grow, which can cause costly and disruptive rafter rot, damage occupants’ belongings, and even harm their health.
You might think some insulation is better than none. But when it comes to the eaves, that’s not always true. Poorly fitted insulation can actually make things worse by creating thermal bridging – cold spots where condensation forms, feeding damp and mould.
Ventilation is the key to effective insulation. Warm, moisture-laden air needs a way to escape. Traditionally, to keep ventilation paths clear, insulation was sometimes pulled back from the eaves junction, leaving an air gap. But unless that gap is carefully calculated, it introduces weak points in the insulation, thermal bridges, and cold spots — once again giving damp and mould the perfect place to thrive.

The Retrofit Wall Plate Insulator (RWPI) works with all common rafter spacings and tackles those tricky sloped ceiling areas that are often hard to insulate effectively. It’s designed to combat damp and mould at the eaves, as long as there’s access over the wall plate.
The RWPI provides continuous insulation from the wall plate into the soffit while still maintaining the 10,000m2 ventilation space needed for most cold lofts.
